Career Advantage Academy is our unique training program that takes those qualified individuals and trains them to be the industry’s best and brightest new leasing and maintenance staff.

LIT Program

The Leasing-in-Training (LIT) program is for new employees we believe will be an asset to our industry.  The training consists of two days of classroom orientation in order to provide all the tools needed to assist the residents and staff at various types of apartment communities.  After the class, trainees spend two days shadowing a seasoned and successful agent at a participating apartment community for hands-on experience.  Our Star Trainers are there to assist with questions and show how to read a community.  The final steps of training continue for another 90 days while the trainees assist at various apartment communities in order to increase knowledge, build confidence, and become more employable within the multi-family housing industry.     

Graduates of the program will have successfully passed the following curriculum:

  • Landlord/Tenant Law, Fair-housing, and other legalities
  • How to properly navigate a community
  • Telephone presentation and technique
  • Qualifying prospective residents
  • Presenting the apartment home and overcoming objections
  • Customer service and follow-up
  • Closing — inviting the customer to lease
  • Rental applications, leases, and other industry forms
  • Industry software applications
  • Polishing your image

On-going training may include:

  • Redesigning resumes and successful interview techniques
  • Resident retention and improving the customer experience
  • Tax-credit, new construction, and lease-up communities
  • Managing difficult situations and unhappy customers
  • Networking and building relationships with clients
  • Updates in laws and changes in the marketplace

 

The Maintenance-in-Training (MIT) program is geared toward individuals searching for a career that allows them to showcase their abundance of maintenance skills.  Applicants with the qualities we believe will be an asset to our industry and have successfully completed the maintenance skills test are enrolled in the MIT program. Trainees spend two days shadowing a seasoned and successful agent at a participating apartment community for hands-on experience.  Our Star Trainers are there to assist with familiarizing trainees with the nuances of apartment maintenance.  Training will continue for 90 days while the trainees assist at various apartment communities in order to increase knowledge, build confidence, and become more employable within the multi-family housing industry.

Graduates of the program will have successfully passed the following curriculum:

  • Navigating an apartment community and maintenance shop
  • Assessing the condition of a community and organizing the workload
  • Unit turns and make-ready checklists
  • Work order requests
  • Repair vs. replace
  • Curb appeal and exterior maintenance

On-going training may include:

  • Resident retention and improving the customer experience
  • Appliance repair and painting techniques
  • Pool and spa maintenance
  • Ordering supplies and adhering to a budget
  • Managing difficult situations and unhappy customers
  • Successful interview techniques
  • Networking and building relationships with clients
